Around that famous image sit two very different neighbourhoods. Maho is the Dutch side's entertainment engine — resorts, the island's largest casino, restaurants and a dense cluster of managed condo developments. Beacon Hill is the surprise next door: a flat, quiet residential point sitting out in the sea between the airport and Simpson Bay Beach, where vacation rentals and private homes outnumber hotels.

Maho — the strip

Maho Village is a self-contained resort district built around the Sonesta Maho Beach Resort: restaurants, bars, shopping and the casino, all walkable, with the golf course of Mullet Bay as the neighbour on one side and the airport on the other. It is not a quiet retreat and does not pretend to be — this is where the island goes out. The condo stock matches the setting: apartments in managed waterfront and village developments, bought heavily by rental investors, with pre-construction units currently listed from the low $200,000s and finished two- and three-bedrooms running from the mid-$400,000s to around $950,000, penthouses and villas beyond that.

One local truth worth knowing: Maho Beach itself is for plane-spotting, not swimming — jet blast from departing aircraft is genuinely dangerous, and the signs mean it. Residents swim at Mullet Bay next door or on Simpson Bay Beach.

Beacon Hill — the residential point

Beacon Hill sits on a small point surrounded by the sea on three sides, reached by a single road, and — despite the name — it is almost entirely flat. It fronts Burgeaux Bay, a calm, untouristed little bay with good snorkelling and sunset views, and connects directly to Simpson Bay Beach and the Simpson Bay restaurant strip. The feel is what makes it: people actually live here, minutes from the airport and the Maho nightlife but on streets where the evening is quiet.

The stock is a mix — beachfront condos, Caribbean cottages, modern villas and small apartment buildings run as rentals. As a rough orientation from what local brokers currently list: apartments from around $285,000, houses from about $595,000, with the established band for villas and beachfront condos around $950,000 to $1.05 million and larger beach villas in the $2.5–2.7 million range. The airport question, answered honestly

Yes, you will see and hear aircraft — that is the price of a neighbourhood minutes from the terminal, and for some owners it is the attraction. Two facts frame it: the airport's official operating hours are 07:00 to 21:00, so nights are quiet; and the noise varies street by street with the flight path. Our advice is unglamorous and correct: spend an afternoon at the property you are considering before you buy. We will tell you plainly which addresses feel it most.

Who Maho & Beacon Hill suit

Rental investors first — this micro-area lives on short-term demand from travellers who want the airport, the beaches and the nightlife within minutes. Second, buyers who want walk-to-everything convenience: Beacon Hill delivers a residential feel with the whole Simpson Bay–Maho amenity belt at the door.
