Ocean Blue Residence, Cupecoy

Ocean Blue Residence is a 98-residence new development on Rhine Road in Cupecoy, on the Dutch side of St Maarten — five floors of studios to four-bedroom residences above a resort-style amenity level, a few minutes from Maho, the airport and Simpson Bay. Construction is underway, with completion anticipated in December 2027. The developer's brief for the residences is premium finishes, soaring ceilings and generous floorplans.

Prices start at approximately $380,000 for the lowest-priced available residence — and over 60 of the 98 residences are already sold.

The building

The developer plans a full-service building rather than a condo block: a private gym and pool, cafés and a provisioned grocery, on-site restaurants, 24-hour security, and valet and indoor parking. The idea is that you land, park underneath and live upstairs.

Where construction stands

The concrete structure is complete and interior works are under way. The developer anticipates completion in December 2027.

Over 60 of the 98 residences are already sold, and the four-bedroom residences are sold out.

Cupecoy, in short

Cupecoy is the Dutch side's high-rise corner: cliff-edge beaches, the Mullet Bay golf course next door, casinos and restaurants toward Maho, and the French border a few minutes up the road. It is where much of the island's new vertical construction is happening — and Ocean Blue is part of that wave. Full picture in our Cupecoy & Mullet Bay guide.

How buying off-plan works here

Buying a residence that is still under construction is normal on St Maarten, and the purchase is notary-led like any other — with payments tied to construction progress rather than a single closing. Foreign buyers face no restrictions. Payment schedule details for Ocean Blue are available on request; what to check before signing any off-plan deal is in our buying guide.
